Bungalows On Paradise

The Bungalows on Paradise project focused on an infill property in the City of Glendale. For this project, the Jon M. Froke Urban Planning team assisted the property owner with a rezoning of his property with goal of developing the site as a multi-family housing development with one- and two-bedroom duplexes.  

 

This was an important project for this area of Glendale, as there were few other multi-family housing options in this area of the city. Once Developed, the Bungalows on Paradise will provide residents with another housing option. As a part of the citizen participation efforts, the Jon M. Froke Urban Planning team mailed neighborhood meeting notices to nearby property owners and held a neighborhood meeting to discuss the project. Additionally, the team handled the sign posting of the site to inform passersby of the upcoming public hearings.

 

In February 2020, the Glendale City Council approved the rezoning of Bungalows on paradise.

Paradise Enclave

Paradise Enclave entailed a General Plan Amendment and Rezoning of an infill property in the City of Glendale. The goal of the project was to increase the permitted density on the site and develop the property as a multi-family housing development consisting of attached townhomes. This was a complex project for several reasons. The first being that several developers had previously attempted to develop this site over the years and were never able to do so, largely because of a lack of infrastructure available to the site. Our client agreed to extend existing sewer lines over one-quarter of a mile in order to move forward with the General Plan Amendment and Rezoning. The second complexity with this project was the request itself. We proposed a land use amendment and rezone that increased the permitted density of 15 du/ac. As part of the development process, the Jon M. Froke Urban Planning team created a conceptual site plan for Paradise Enclave.

 

As part of the community outreach completed for this project, we held two neighborhood meetings, which were held virtually due to the COVID-19 pandemic and fielded numerous calls from interested neighbors. In early 2021, the Glendale Planning Commission and City Council unanimously approved our request for the General Plan Amendment and Rezoning.
